Design: Commercial development

Project: Works to Daniel Farm, Wylam.

Client: Mr & Mrs D Turner

For over forty years Daniel farm has been a local supplier of dairy and poultry products to the community in the Tyne Valley. When the previous owners decided to retire the new owners embarked upon a scheme to build upon and broaden the products and services they were able to offer to the local community in and around Wylam. For many years the Farm had sold their produce from the doorstep of the Farmhouse. Central to the vision of the new owners is a larger, contemporary Farm Shop, able to offer a full range of their produce and products, supplemented by the produce of local suppliers. It is also to serve as a Tea Room for visitors and families attending the various Farm events including a Farm Trail and equestrian events, or viewing the rare breeds which are part of the planned development of Daniel Farm.

The Farm itself is bisected by the boundary of The Bradley Park Conservation Area, with the remaining parts of the farm being designated as Green Belt. The chosen location for the new Farm shop lay within the designated Green Belt. Following discussion with our Clients and liaison with the Local Authority we prepared a Pre-Application submission for a new 240 m2 Shop and Tea Room, which offers enhanced facilities and employment opportunities to the village. The proposal sites the building to take advantage of the view across the farmland whilst removing a number of unsightly redundant buildings, and adding landscaped areas and planting. Our subsequent planning application has been approved by the Authority, without objection.

Great things are now afoot at Daniel Farm, and development of the new Shop and Tea Rooms is planned for early 2015.
