Design: Refurbishment & Extension
Project: Private House, Darras Hall, Ponteland.
Client: Mr & Mrs R. Bailes

This recent commission includes extensive work of remodelling to an early 1970's dwelling in the popular Darras Hall Estate. The original dwelling is of conventional construction beneath a concrete tiled roof. This will be our second project within the Darras Hall Estate, a development controlled by a restrictive Deed of Covenent dating back to the early 20th century. We also have experience of undertaking works on the only other similar development in this country, the Painshawfield, Bat House & Birches Nook estate. Itself covered by a restrictive Deed of covenent dating back to the 1890's.
The scheme aims to rejuvenate the property, adding an additional master bedroom and ensuite facility; remodelling the bedrooms; rearranging the ground floor living accommodation to introduce light and improve circulation; adding a new kitchen and utility room; enlarging the garage; and, adding a south east facing Garden Room.
We aim to improve considerably the thermal insulation to the property and are installing solar thermal panels and new heating and electrical services with the object of minimizing energy use. The new scheme will incorporate a low slope zinc covered roof to the garage and Garden Room and to the clerestory in the double height hallway.
We are appointed to provide Architectural Services from Inception to Completion, including contract administration once the project goes on site. The scheme is currently being prepared for submission to the Darras Hall Estates Committee, and a Planning Application is being prepared for submission to Northumberland County Council.

Estimated value: £140-150,000 + VAT
Estimated start date for the works: mid 2012.
