The Trust was founded with the aim of providing accommodation for distressed ladies. It owns residences in Barnard Castle and Brough, both built during the 1950's. Working with the property management team at George F White LLP, who manage the property on behalf of the Trustees, we prepared a Quinquennial Inspection Report upon the fabric of the buildings in 2011.

Following an Inspection and Report, we undertook Works to repair and replace the existing roofs to the Almshouses at Brough in 2015. This included localised removal and replacement of the eaves and verges; the removal of asbestos soffits; the introduction of thermal insulation to reduce thermal bridging; and, the provision of new cast-iron rainwater goods.

Subsequently, the Trustees have asked us to prepare a Schedule of Works for upgrading and extending the three Almshouses at Brough to improve their thermal performance, and to provide larger Kitchens and new Wetroom facilities to each cottage.

The scope of the proposed Works includes thermal insulation to all external walls; new electric heating throughout; the provision of new double glazing and new external doors; new wetrooms and, the extension of the properties to each gable to form enlarged Kitchens; and, replacement of all floor coverings, and decoration. Externally, paths are being relaid; new ramps are being provided to allow residents easy access from street level, as well as from the rear entrances. The Works will almost fully be funded by an HCA grant delivered via the Almshouses Consortium.

We are appointed to provide architectural services from Inception to Completion. We have so far prepared and submitted a Planning Application to the Local Authority, which has been approved. We have submitted a Building Control Application, which included Structural Engineer's Drawings and calculations, as well as thermal performance calculations for the new and upgraded building elements, which was granted Approval in September.

Tender Documentation has been issued to prospective Contractors, which included a Specification and Preliminaries; layout and detail Drawings; and, a Schedule of Works. We are currently reviewing Tenders with an aim of appointing a Contractor. We will provide Contract Administration services throughout the construction period until completion.
